Upon acquisition, the site comprised of outdated pet food manufacturing and storage buildings that no longer met the functional requirements for modern industrial use.
A further complication was the presence of an estate accessway that physically split the site in two, severely limiting its potential for secure or unified occupation of the whole site.
Recognising the strategic location of the site in the ‘Golden Triangle’, we undertook several steps to improve the sites efficiency and functionality. The first step was the demolition of the obsolete warehouse buildings, clearing the way for surface improvements and enabling the site to be utilised for IOS.
In parallel, a new access arrangement for holders of third-party rights of way was delivered, enabling the formerly split site to be reconfigured as a single, secure and self-contained plot.
The result is a well-positioned, cleared and consolidated site, now capable of supporting a range of industrial and storage uses. An international infrastructure engineering contractor took a lease on the site immediately on completion of the works to support a major London project, following close co-operation on particular requirements, including the purchase of additional land.
