Hams Hall presented an exciting opportunity for a Class 1 IOS development. The existing surface was in poor condition, cracked and uneven with inadequate drainage. It lacked the durability that the site’s strategic location warrants and required by modern logistics.
The presence of overhead power lines crossing the site rendered shed development on the site inefficient and so Opensite took this a market opportunity to provide a first-class open logistics site.
We implemented a comprehensive drainage strategy, designed to effectively manage surface water run-off via a SUDS, alongside resurfacing with a high-quality, heavy-duty concrete finish. This not only improved the visual appearance and profile of the site but also provided a durable and long-lasting solution capable of withstanding the demands of HGV traffic and outdoor operations.
In addition to surface and drainage works, we upgraded the site’s other utility infrastructure including a new substation, significantly increasing the available power capacity enabling a broader range of potential occupier uses.
The site was substantially let prior to completion of works to a national crane hire operator, and other national businesses in the HGV renewables fuelling and open storage of trailers and materials.
